MGMA is thrilled to announce the DC|MD NAIOP 2023 Award of Excellence for Capital Electric - Best Suburban Office / Industrial Flex.

With the advent of this new project, Upper Marlboro is abuzz with this new 362,880sf Corporate Headquarters for Capital Electric at Westphalia Road. The tilt-up shell features a statement entrance with recessed LEDs highlighting the navy-blue metal paneling and glazed façade.

A tapestry of colored tilt panels articulates the extensive north and west elevations. The uncommon articulation for a tilt-up building creates an atypical pattern and is inspired by the graphics of an electrical current.

Approximately 38,400sf of office space boasts high-end finishes and contemporary flair, with features typically befitting a Class A trophy building. Amenities include a large training facility, 2 large pantry/collaboration areas, and a luxurious reception space. The trellis grill anchors the lounge space and provides a level of intimacy as well as a visual feature. Soft bright furnishings add a punch of complementary colors and texture.
