MGMA led the creative effort for the Master Plan and Design Concept for City Garage, located in the Port Covington region. The 136,452-square-foot warehouse was an abandoned City of Baltimore Truck Maintenance Facility in a failing part of town.

The single-story facility renovations included new windows, aluminum panels, and roof, as well as replacement of all electrical and sprinkler services. The design team also incorporated a tenant white-box layout for anticipated future use, and full renovation of existing Mechanical Plumbing, Fire Protection and Electrical (MEP) Systems.

Construction of seven new “white box” mixed-use tenant bays provides office, warehouse and light industrial applications in half of the building. The remaining 160,000 square feet features a renovated, warm, lit shell for an Innovation Center tenant.

Tenant spaces are positioned around a central circulation spine called Main Street. This circulation area exemplifies a place where fledgling business can flourish in a nurturing environment. The renovation also included construction of new common share restroom facilities.

Interesting Fact

In 2016, the dynamic project team earned the NAIOP Maryland Award of Excellence for Best Community Impact and the Real Estate Inc. Awards for Best Redevelopment and Conversation Project.
